Mountain Falls is an HOA golf-course community in southern Pahrump with established resale neighborhoods and active new-home construction. Homes, lots, landscaping, golf-course proximity, views, age, condition, and included features vary, so every listing should be evaluated on its own facts.
The broader Mountain Falls community is not a 55+ community and is not gated. Ovation is a separate gated, age-qualified neighborhood within the larger Mountain Falls area and may have separate documents, fees, amenities, and eligibility rules. Confirm the exact subdivision and every association tied to a property before purchasing.

The HOA describes a splash pool, activity pool, lap pool, and relaxing spa. Pool and spa access is seasonal and subject to current resident, guest, safety, and operating rules.
The clubhouse includes a fitness center and a flexible multipurpose room for individual workouts. Confirm current resident access, guest restrictions, equipment, and hours.
The community setting includes a clubhouse, resident lounge, and on-site dining near the golf course. Restaurant and golf facilities may have separate ownership, policies, hours, and charges.
Confirm all amenities in the current Mountain Falls governing documents, the property's resale or offering documents, and directly with the responsible association or operator before relying on them.
