Grass, fairways, water, trees, and mountain horizons.

Mountain Falls is an HOA golf-course community in southern Pahrump with established resale neighborhoods and active new-home construction. Homes, lots, landscaping, golf-course proximity, views, age, condition, and included features vary, so every listing should be evaluated on its own facts.

The broader Mountain Falls community is not a 55+ community and is not gated. Ovation is a separate gated, age-qualified neighborhood within the larger Mountain Falls area and may have separate documents, fees, amenities, and eligibility rules. Confirm the exact subdivision and every association tied to a property before purchasing.

02 · Community amenities

A greener side of desert living.

Access, seasons, hours, fees, and rules can change.

01

Golf and water features

An 18-hole golf course, pro shop, fairways, ponds, fountains, and waterfalls shape the setting. Golf operations, rates, access, and course conditions are separate matters to verify with the operator.

02

Three pools and spa

The HOA describes a splash pool, activity pool, lap pool, and relaxing spa. Pool and spa access is seasonal and subject to current resident, guest, safety, and operating rules.

03

Fitness spaces

The clubhouse includes a fitness center and a flexible multipurpose room for individual workouts. Confirm current resident access, guest restrictions, equipment, and hours.

04

Clubhouse and dining

The community setting includes a clubhouse, resident lounge, and on-site dining near the golf course. Restaurant and golf facilities may have separate ownership, policies, hours, and charges.

Confirm all amenities in the current Mountain Falls governing documents, the property's resale or offering documents, and directly with the responsible association or operator before relying on them.

03 · Ways to buy

Resale character and new-home choices.

01

Established resale homes

Resale choices can differ in age, floor plan, updates, solar terms, landscaping, golf-course position, maintenance history, and association obligations.

02

Current new construction

New homes are also being built in Mountain Falls. Prices, lots, plans, incentives, completion timing, registration rules, and included features can change without notice.

03

Independent representation

Contact Bobbi Banks and Jerry Davis BEFORE visiting or registering with a new-home sales office so you can discuss builder policies and independent buyer representation first.

04

One comparison process

Use the same monthly-cost, document, location, inspection, and long-term fit questions for both resale and new-construction opportunities.

This is an independent buyer resource, not a builder sales site. Builder availability, incentives, policies, warranties, and registration requirements must be confirmed directly and in writing.

04 · Official and local resources

Start with the source.

Use current official pages to check association documents, amenities, golf information, utilities, and nearby Pahrump services.

Independent destinations are examples, not endorsements or a complete list. Hours, access, fees, programs, and availability can change; verify directly before visiting.

05 · Interactive aerial map

See Mountain Falls in southern Pahrump.

Use the map for general orientation. Confirm the parcel, subdivision, association boundaries, golf-course relationship, school assignment, and services through official records for the exact address.

06 · What buyers compare

Let the exact home—not the community name—drive the decision.

01

Golf-course location

Consider orientation, privacy, views, ball exposure, maintenance activity, water features, lighting, noise, drainage, and any course-related easements or disclosures.

02

HOA costs and rules

Review current dues, special assessments, reserves, transfer costs, architectural standards, landscaping, parking, rental, pet, and amenity-access rules.

03

Property-by-property details

Lot, solar, landscaping, utilities, upgrades, warranties, permits, insurance, and condition can differ. Verify every material fact before purchasing.
